The metro network not only solves the problem of transportation but also improved the cost of property surrounding stations. Those who have bought the flats, plots or residential properties in Lucknow around the areas of a metro station have witnessed the hike in CAGR (Compounded Annual Growth Rate). It is basically a useful measure of growth over multiple time periods. It can be thought of as the growth rate that gets you from the initial investment value to the ending investment value.

The areas near the Kanpur road have witnessed the price hike the most in Lucknow. If you have bought land, plot or a property in these areas of Lucknow, then it is a moment of rejoicing for you. But if you haven’t yet it is the right moment to invest. Many of the property dealers in luck now has come up with many affording offers in property; adopt anyone that fits your budget. Lands are the most promising investments in recent times.

The Real Estate projects are going on in the developing areas of Lucknow which are ideal for the investment in residential plots and properties. DreamzInfra Ventures is one such Real Estate Brand providing the opportunities to invest in Kanpur Road. They are providing you with the best location and value-added residential plots at Kanpur Road.

Some of the highlights of Kanpur project are:
a)     Nearby CCS Airport Metro Station.
b)    Charbagh Railway Station is just 16 Kilometres drive away.
c)     Amausi Airport is just 7 Minutes drive away.
d)    Jawahar Navodaya Vidyalaya is just 1 Kilometre.
e)     Alambagh Bus Terminal is just 14 Minutes drive away.
f)      Shaheed Path is just 8 minutes drive away.
g)     Phoenix mall is just 12 minutes drive away.
h)    Kanpur highway is just 7 minutes drive away.

What else can we look ahead to?

The LMRC project is likely to generate noteworthy direct and indirect employment opportunities for Lucknowites. This is just the beginning of development in Lucknow soon we are going to give a tough competition to all those metropolitan cities of India.

Lucknow: The City of Nawabs

“Kabhi fursat mile to ana hamare sheher, Hum bhi abhi waise hi hai aur waisa hi hai Lucknow”

Outline
The beautiful city situated on the banks of “Gomti River” has been the magnetism point for its visitors. This city is popular in the world for its “NawabiTehzeeb” and a unique blend of ancient and modern culture. It was the capital of Nawabs in eighteenth to nineteenth century formerly and capital of Uttar Pradesh currently. The city is an architectural hub for many individuals starting from Nawabs to Akhilesh Yadav (Former CM). It is the second largest city after Delhi in northern India. It continues to be in the path of expansion in the field of education, commerce, technology, culture, tourism, and poetry.

Geographical location

The city is about 123 meters above the sea level and covers the area as large as 2,528 square kilometres. The city is also surrounded by beautiful towns on its outskirts like Barabanki in the east, Unnao in the west, Raibarelly in south and Sitapur in the north.

Etymology

According to Hindu mythology, the city is named after lord Laxmana (Brother of Lord Rama). It is believed that Laxmana had an estate in this area. It was known as the city of Laxmana (Laxmanpuri). There are various other theories about its Etymology but no one has an authentic claim. The best one is stated above.

Temperature and climate

Lucknow provides the flavour of almost every season. The year starts from dry winters and carries them till last of February. The hot summers blaze their flame from March to June. The showers of rain begin to fall from July to September. The winter temperature ranges from 3 degrees to 25-degree centigrade. The summers are quite hot with temperatures ranges from 40 degrees to 45-degree centigrade.

Culture

Lucknow is multicultural city and a home for people from different languages, religion and caste. The city is a symbol of Hindu Muslim unity. The modern-day Lucknowites are fascinated towards the western culture but you can still get the glimpse of sophistication, politeness, courteous nature (popularly known as adab) in their behaviour. They are modernising themselves without neglecting social and traditional values. Politeness can be understood from their language that Lucknowites do not use the word “Main” (means I), they prefer saying “Hum” (means we) because the word “I” sounds like the feeling of dominance.

Clothing or outfits

Lucknow is famous for its embroidery works which consist of many disciplines like Zari, Zardozi, Chickan, Gota (decorative laces) etc. The chickan karigari is almost 400 years old and still, it is implemented with great skill in this region of India. There are about 3000 entrepreneurs betrothed in this skill making India the largest manufacturer and exporter. The black cloth of Kaaba in Mecca, Saudi Arabia is embroided by the skilled workers of Lucknow.

The women preferred gharara, lehnga, sharara, saree etc to wear. The most famous is Ghararas. It is basically a long and loose trouser with a Kurty (shirt). The head is covered with dupatta which is decorated with beautiful Laces and embroidery. The men over here preferred Kurtapaijama, Sherwani etc. jeans and T-shirts are now in fashion among the youth.

Language

The Hindi is chosen as the endorsed language of Lucknow. But Urdu leaves its sweetness on many tongues even today. Urdu has always been the first choice of Shayars (Poets). The government has taken innovative steps to promote this traditional language by including it in signboards. Awadhi is very much popular in the rural areas of this city. English is also understood and used by many as this language is a medium of education nowadays.

Local Food and Cuisine

Lucknow has always made a mark on this sub-continent for its delicious food. The food here is mostly inspired by Mughal traditions. This city once acknowledged to be the land of Nawabs is now transforming itself to the land of Kababs. TheKababs comes in different versions and styles like Seekh (Kakori), Shami (Syrian), Galavati, Ghutwa (Chopped) are very popular among masses of non-vegetarian creed. Other than this Biryani is one of the finest foods in Lucknow. The older areas of Lucknow can bring the traditional Mughal zests. By the same token Sheermal and Kabab, Nahari and Kulcha, Kheer, Jalebis, Chaat, Kofta, Samosa, Qulfi, Petha, Kachori and Khasta are the major sources of attraction for foodies.

Shopping destinations

The central shopping areas in the city comprisesNakkhas, Kaiserbagh, Aminabad, Nishatganj, Yahiyaganj, Aliganj, Hazratganj, Alambagh, Gomtinagar and Indira Nagar.  Areas like Aminabad, Nakkhas and Alambagh are famed for its street Shopping.Modern Malls and Supermarkets are the new trend in Lucknow. Help me out with Road Safety Tips!

Road accidents are happening every now and then in our country. The reason for that is when we neglect the safety parameters. Therefore it is important to follow safety guidelines issued by the government of India. Without any knowledge of proper safety rules, we can put our lives at risk. This article tries to teach the readers about tips of safety in India so that we can make our country safer than ever.

According to a survey in India, over 137,000 people were killed in road accidents in 2013 alone that is more than the number of people killed in all our wars put together. It’s getting worse than wars as that number of people lost their lives in road accidents. Many steps have been taken up by the government to ensure the safety of people on road. Many road signs including speed limit, Breakers ahead, School ahead are planted beside the road but many don’t prefer even to give a look. Though all the major accidents do not cause due to neglecting road signs or you can say not following the safety rules but the majority of it is caused due to inattention.  Some of the major causes of road accidents are Distracted Driving, Over-Speeding, Drunk Driving, Wrong-Way Driving, Signal Jumping, Street Racing and Tire Blowouts. The Environmental Conditions such as Snow, Ice rains or Fog are also sometimes conscientious.

As the saying goes “Prevention is better than cure”. We can prevent road accidents by taking care of following safety tips:

1)      Keeping a safe Distance:
Take it seriously that’s why it is on the top of the list. How can I keep a safe distance? Well for that people need to keep an eye on the vehicle moving ahead respective to one’s vehicle. People should have an idea of the speed of the vehicle moving ahead if they slow down then apply the brake and if they accelerate than twist the throttle. In this manner, the safe distance can be maintained. The safe distance allows a person to stop his own vehicle when the vehicle moving ahead applies brakes suddenly. It can avoid the unnecessary collision.

2)      Be On your left:
Drivers from Europe and the Middle East might find it awkward. Some of them may say Sorry, I mean WHAT? , beg your pardon sir and all types of stone deaf statements. But it is true we Indians have that. We drive on the left side of the road and advice this too, keep left side always.

3)      Being Responsible while taking a turn:
Suppose if person intents to turn left, he needs to be close to left side of the road, and then turn to left. Don’t forget to light the indicators few metres before the turn.  Similarly, if a person intends to turn right, position yourself in the middle of the road slowly; let the vehicles behind to overtake and then turn to your right. Again, don’t forget to light the indicators few metres before the turn. Avoid hand signals but do use them if indicators are out of order.

4)      Stick to the rules:
Reading driver’s manual makes people aware of different safety rules, traffic rules and road signs. It is essential to learn before somebody gets his/her vehicle on road. Do stick to them; they can save the
life of people on the road. The handbook may be defined as the book that has been jointly developed by the Health and Safety Authority as a tool for working drivers/drivers to help them understand and manage the risks that they face and create when driving for work.

5)      Wearing safety gears:
Wherever there is a risk of getting injured safety gears or equipment are there to help. Look at the equipment that is standard for football players or hockey players or among others. There is specific safety equipment that is designed for sports especially. Similarly, while driving there are safety gears available in the market such as helmets, gloves, glasses etc.

We, being the responsible citizen of India, have to make people aware of safety on roads.  The situation is getting worse as there is one death every four minutes due to a road accident in India.  I would like to end my article with a quote “Be safe on the road as someone will be waiting for you at home”.

“Impact of Film Production houses in changing One’s perspective”

This article highlights the importance of hiring a responsible film production houses for your product promotion. It consists of how their ads and films can change our perspective? In the end, the article also makes you aware what is your responsibility while watching their telecasts.

The film production houses are one of the most answerable units of the entertainment industry. It not only takes care of entertainment but also endow with social awareness for his audience. They produce films, short films, advertisement, awareness videos etc, with a social message. How film production houses can change one’s perspective? Well, they are in contact with every individual through televisions. They have millions of audience every day watching their telecast. Therefore it can be a method to create social awareness in the society.

There are following impact that a film production house can make on its audience:

1)    Capturing attention:
The films and ads are the most eye-catching kit on TVs right now. People see them regularly and on multiple occasions sometimes. These media attracts people especially young guys. Hence the film production houses must be careful of what are they making? I can give you an exemplar of tyre brands, though I am not going to point out their name, mostly tyre brands show stunts in ads which are very fascinated by youth. It can lead to road accidents. Yes! I can accept the thing that they provide warning but the font is too minute to read.
There are some ads also which offer social awareness among the masses. These types of stuff, we should promote and admire. Capturing attention through films and ads is good for one’s business but we can promote it with social messages. Therefore if we are capturing their mind, show them some moral things rather than unnecessary sexual appeal.

2)    Evoke them to try New Products:
This is very useful for promotional brands which hire film production houses to promote their products. They try to change the perspective of people about only using same product again and again. The film production houses use this new product in their films, ads, promotional videos (for internet only) etc, they highlight the virtues of new products which are missing in the old one. It is good for the people as they have more options for the same product in various brands at a nearly same asking price. Hence, a healthy competition prevails among a variety of brands to put on the market their product. Now, here we can see the people perspective is changing for a particular product. They are now more put on to buy the new one.

3)    Creating social awareness:
Films and ads can be a great gizmo to spread a message of social awareness. You need to be careful while deciding what is going to be reflected from your ads? I can give a briefcase in point of fairness cream. They usually show that people having dark complexion are inferior somehow. They cannot be booming in life. A girl having dark complexion is an offence for her, her parents are worried as no one is going to marry their daughter. This thing sucks... I mean what are you guys try to portray here.  If we want to change the society we need to focus on issues like child marriage, poverty, and dowry. Our country is going through hard times. Production houses need to stand up for this. Change people thinking in a positive way which may lead as an example for other countries. The film production houses are not always dreadful they are doing some fine things as well. There are some films and ads which are spreading good social messages too; I have a case of many health drink ads, milk brands ads, washing powder ads etc. They are doing a good job and needs our appreciation. Look for positives but it is also important to point out what is going wrong?

What is our responsibility?
This is the focal portion of this article. We have to correct ourselves first. It is easy to point mistakes of others, but it is hard to correct ourselves. As we see an ad or a film which is featuring negative as well as positive characters. We need to take lessons from positive characters only. I remember a superhero movie named Batman. I asked reviews from my associates. The results are shocking to me; I find people are more motivated or you can say inspired by Joker (a negative character) than Batman....here you cannot blame film production houses or script writers for this. Aren’t you? Try to avoid those things which are against moral behaviour than only we can think of world to be a better place to live.

Therefore, it is our responsibility to hire a film production house that works for a social change. Their ads or films should target social evil and try to set a fine perspective of people towards society. Before hiring them, see their background what they have done? Hire them for good.

How Can I be an elegant Investor in Real Estate?

Here I am, at the age above my adulthood. This is a time where I have completed my education and got a reputed job and saved few bugs in my pocket as well. I am looking now for low risk and secured investment which will provide me benefits in short-term as well as long terms. The investment in an insurance policy and knowing my returns would be pathetic and I have blocked much-needed funds to plan for better things in life. I find myself suitable for investments which tend to be less volatile in nature and hence avoiding market risk investments.

Keeping all those kinds of stuff in my mind I decided to consult with my bestie. He encourages me to invest in Real Estate. It sounds absurd to me as I replied, “Buddy! These types of investments are done by property freak type of guys. They have pre-planned tactics and aware of the fact that what is going to happen in few years”. Certainly, it sounds not my cup of tea thing to him. I gave him some foolish reasons to support my argument but luckily I have got stubborn friends. After spending two to three hours of one-sided argument he finally persuaded me to invest in Real Estate- the future for Smart investors.

He has advised me some of the tricks which have changed my perspective regarding investment in Real estate. Hence before going to invest your hard earn earnings in property just go through the following discussion so that you can be an elegant investor too:

1)    Look for developing areas:
The most important thing that he told me is to buy property in the areas which are going to develop in the upcoming years. Keeping in mind, I am from middle-class family so I cannot afford larger than life property products in the developed areas which fit into my law rated budget. The other problem we faced is the situation of stagnant prices after a period of time. The pre-established areas may give fewer benefits to the investors. Hence it is worthless to spend a huge sum of money for a small area of a plot if I have an option of going to a large area with larger benefits at the same price. It sounds convincing to me though. What’s say?

2)    Attractive location with Value-added features:
Here value-added features refer to the availability of day to day needs of a person which includes Road Transportation, railway station, Airport or any one of them. The distance of highways, Schools, hospitals, offices can create a huge impact when I try to sell my property. If my property has Parks, Playground, Shopping mall, Vegetable and fruit market etc. in a nearby location it acts as the value-added assets. You can visualise it as the things that have attracted you to buy that property may attract someone else to buy yours. I wonder after writing, sometimes two liners can explain the stuff more clearly. Isn’t it? That is the reason two liner Poets are more famous than long ghazal poets.

3)    Legal formalities:
Before investing, go through the past history Real estate agent whether he is reliable or not, or you can have a look their past projects. He told me to get EC (Encumbrance Certificatefrom the government. Hence I can be safe from property theft.

4)    Selling the Property:
I have just one goal in my mind that is to multiply my investment. I will surely look for a person who is tempted to buy my property. There are many people who can buy land nearby their working areas or school of their offspring. The new term introduced to me in this conversation is CAGR (Compounded Annual Growth Rate). It is basically a useful measure of growth over multiple time periods. It can be thought of as the growth rate that gets you from the initial investment value to the ending investment value. Hence when you see your CAGR is falling down as the area has fully developed and there is no hope for further improvement in CAGR so buddy get-up! As the time has come for some action and sell it as soon as possible.

Don’t lose hope if you are not getting any buyers for your property as this investment is like a fruit-bearing tree which was planted by you and the benefit is to your beloved family.

“Role of Social Media in Business Promotion”

The business promotion is not a big task now-a-days. The influence of social media is infiltrating in business too. Yeah! You heard it right. The world of social networking is expanding a lot and many new users are updating their presence in it. The business brands are finding it a suitable place to promote their brands around the globe.

Without wasting much time in providing introduction details I am quickly coming on the benefits that social media is creating on business promotions.

Here are some benefits of using media in brand promotions:

1)    Targeting the Right Audience:
Your products are for people. Isn’t it? Mostly products are manufactured targeting the youth of this globe. Yes exceptions are there too. But if you have a product for young generation, social media is an ideal place to promote it, as 70 % of them are online in India. If they are so much active in it, why are you not cashing it out?

2)    Building Relations:
You are not alone in the world of social media. Several business companies and distributers are available to serve. You can also have an opportunity to come across them. You can get a distributer in other city or anywhere in the world. You may get tie- ups with other brands to expand your product’s range or business. Social media is tool of making healthy relations with someone you never knew. That’s why it called Social (Relation) networking.

3)    Brand / Product Promotion:
Being active in social media is now a trend. From common masses to celebrities all are here in this trend. It is a smart move to open your cards in this point of time. Telecast your brand or new product launches. Post the pictures of your product on various social media websites. Provide attractive information about the features of your product with catchy lines. Make your followers and fans aware of every event you do. All these little efforts can turn the table for you. It makes a huge difference trust me....

4)    Pressure of Heavy Competition:
It is good to have competition in the market as people have more choices in the same demand at cheaper prices. But it is not as good for product manufacturers as it is for buyers. It acts as a pressure for manufactures to remain in the market with quality products at reasonable prices. Here branding comes to play a major role. Brand yourself ahead of your competitors. But what should I do when my competitors are on social media too? It’s a valid question if you can do a thing there are others too. But don’t murmur in your mind. Take it as a chance to spy on their activities and evaluate their level of promotion. Try to do better things to promote your business or products.

5)    Generating more Sales:
Yeah!!... Every business owner’s eyes lit up when he sees such headings in an article. It happens... no need to be shy on that. You can run a contest on your facebook page or get reviews on comment section. Social media can get you ideas to improve your product performance. With social media you can reach to remote zones to promote your product. You can also provide special discounts on social websites to attract buyers. Provide them with shopping vouchers when they log in on your website. Daily deals are also in fashion that you can go for. All the above mentioned techniques can generate you more sales.

6)    Social Media is Free of Cost:
If one can get so much of benefits without spending a penny, so why not apply it for business? Mostly social media websites are free to use. You just need to make your account. If you are not yet online or on social media with your business hurry up ....most of business companies are now online. Start it as soon as possible to gain these benefits. If you are not finding suitable for these kinds of promotions you can hire a team of two or four members who are expert in digital marketing. It is an investment that can earn you huge profits. Posting poorly written content or conveying the wrong kind of messages on social networking sites can seriously affect your business.
